A subsidiary, Kingsford Real Estate Development Pte. Ltd., has been incepted to oversee the development of the project at Slim Barracks Rise.
Kingsford Development Pte Ltd is part of the Shenyang-based company of the Kingsford Group and was incepted in 2011 after the parent company recognizes that the private residential market in Singapore has great potential.
It’s first development is the 512-unit condomium of Kingsford Hillview Peak in 2012. This was subsequently followed by the development Kingsford Waterbay at Upper Serangoon View. With a total number of 1165 units, Kingsford Waterbay has more than 2 times the number of units of the maiden project of Kingsford Hillview Peak.
The latest development by Kingsford Development is the mega-project of Normanton Park. Spanning a huge land area of 660,999 square, Normanton Park boast 1840 residential apartments, 22 strata landed houses and 8 commercial shops.
As The Hill @One-North is situated at a great location where the private residential projects typically have a good rental yield, the development is expected to garner keen interest from discerning clients.
The Hill @One-North is a new 99-year leasehold mixed-use development at 17 Slim Barricks Rise, within walking distance to both the Bouna Vista MRT station and the one-north MRT station.
The new launch project is located in one-north, a dynamic business park that is home to famous and innovative firms in the fields of information and communications technology (ICT), biomedical sciences, media and engineering.

Accessibilty of the project
It is conveniently located near 2 MRT stations – Bouna Vista and one-north. The Bouna Vista MRT station is closer to the development, at less than 400 metres away. Walking from the project to Bouna Vista MRT station would take about 6 minutes.
Located near the junction of North Buona Vista Road, Commonwealth Avenue and Commonwealth Avenue West, the Bouna Vista MRT station is a MRT Interchange station on the East-West Line (EWL) and the Circle Line (CCL). The main advantage of a MRT Interchange station is there are more choices to travel along the rail system and that travelling time to certain destinations is reduced.
Travelling northwards along the Circle Line, the Holland Village MRT station is just 1 MRT station away from the Bouna Vista MRT station. With the imminent completion of One Holland Village, a mixed development comprising of F&B outlets, retail shops, offices and residential apartments, the neighbourhood of Holland Village will be rejuvenated.

The other MRT station of one-north is not much further from the development. Travelling time by foot from the development to one-north MRT station would take about 7 minutes.
Deriving its name from the one-north business park where it is located at, one-north MRT station sits on the Circle Line. It is an underground MRT station that is integrated with the basement of Fusionopolis, a development and research building. With a floor area of about 120,000 square metres, the building houses many research companies, government agencies like A*Star and Info-communications Media Development Authority (IMDA), F&B outlets, serviced apartments and a fitness club.
The development is well connected to the rest of Singapore by the nearby expressway of Ayer-Rajah Expressway (AYE), and major roads of Commonwealth Avenue, Commonwealth Avenue West and Holland Road.
One can drive from the development and reach the Orchard Road Shopping Belt via Holland Road in less than 15 minutes.
Using the AYE, one can reach the CBD by car in about 11 minutes.
Slim Barracks Rise Government Land Sales Sites
The site of The Hill @One-North was acquired by Kingsford Development Pte Ltd, the developer of the nearby mega project of the 1862-unit Normanton Park, through a Government Land Sales in Septemeber 2021. The 99-year leasehold site spans 5,973 square metres and was designated by the Urban Redevelopment Authority (URA) as Slim Barracks Rise (Parcel B).
Parcel B was one of two residential-cum-commercial sites at Slim Barracks Rise on the confirmed list of the 1st Half of 2021 GLS programme. The two sites were released for tender in June 2021. Parcel A has the bigger land area of 7,957 square metres. Kingsford Development bidded for Parcel A as well, but was pipped by the eventual winner, EL Development Pte Ltd, by a slender margin of 1.27%.
EL Development will develop the site at Slim Barracks Rise Parcel A, which now has the address of 9 Slim Barracks Rise, into a mixed-use development comprise of 275 residential units and 1 commercial lot. The new project will be named Blossoms By The Park.
Kingsford Development bid $162.4 million for Slim Barracks Rise Parcel B, which translates to $1,201 psf ppr. The second highest bid of $158.6 million for the land was from TID Residential Pte. Ltd., which is a joint venture between the property developers of Hong Leong Group and Mitsui Fudosan.
As the winner of the last GLS site in the vicinity before the tenders of Parcel A and Parcle B, TID Residential not surprisingly retained a keen interest in the Parcel B site. That GLS site, which is diagonally from Parcel B, was developed by TID to a 165-unit development named One-North Eden. TID previously purchased the One-North Eden site on September 2019 at a land rate of $1,001 psf ppr.
The Hill @One-North has a site area of approximately 63,903 square feet, with a plot ratio of 2.1 under the 2019 URA Master Plan. The project will comprise of two 11-Storey Blocks and a 7-Storey Block, which will house a total of 142 residential apartments.
All three residential blocks will sit atop a 3-Storey Podium consisting of restaurants and carpark. The commercial space component of the development, which can take up to 400 square metres of the total GFA, would be held under a single strata lot and be situated at the 1st level of the project.
Educational Institutes Around The Project
There are a number of schools near the project.
Within 1km from The Hill @One-North are the primary and secondary schools of Fairfield Methodist School.
Henry Park Primary School, which is a very popular primary school, is located more than 1km but less than 2 km from the mixed-use development.
For post-secondary education near the project, students can consider Anglo-Chinese Junior College, which is located about 500 metres away from the development. The Singapore Polytechnic is also situated near the project along Dover Road.
The National University of Singapore (NUS) is located about 1.4 km from the development. The university is highly accessible to The Hill @One-North. By first taking the MRT in a southern direction from either the one-north MRT station or the Circle Line at Bouna Vista MRT station, one can reach the Kent Ridge MRT station. From there, one can then switch to the various internal buses or public buses travelling to different faculties of the university.
